Manufactured Stone Veneer
As long as the new stone veneer is consistent with your neighborhood’s overall look, this siding is the second-best project across the Pacific and Mountain states.

A trope as old as horror movies: a family moves into a beautiful house that they bought for well under market value. They’ve put all their savings into the move, and they’re looking for a fresh start. When they meet the neighbors and other townsfolk, they quickly learn that there’s a history to the home that they weren’t aware of.
When they start to experience the abnormal, it’s easy to brush off as new home jitters. The children who hear noises in the closet, and a husband who starts sleepwalking, are chalked up to stress and anxiety from the move. It’s only when the experiences escalate beyond control that the family finally realizes the extent of the haunting.
While sharing a home with the supernatural can be a selling point for some buyers, it’s quite the opposite for others. In fact, a 2017 survey by Realtor.com found that 33% of people were open to living in a haunted house, 25% would consider it, but 42% said it was a deal-breaker. So how do you make sure you’re fully informed about a home’s history? Knowing the right questions to ask is the first step.
Ask to see the seller disclosure form
In the famous 1991 case Stambovsky v. Ackley, the new homeowner, Jeffrey Stambovsky, won a lawsuit against the previous owner for not disclosing the history of hauntings.
In this case, the previous owner had published stories about the family’s experiences in Reader’s Digest and their local newspaper. In her writings, she explained several interactions with ghostly beings in the home, including finding that her children had been given rings, which would later disappear, bed shaking, and conversations with the floating specters.
The court took this evidence and ruled the “defendant is estopped to deny [the ghost’s] existence and, as a matter of law, the house is haunted.” Setting a new standard, this case created a basis for future seller disclosers. In this instance, they found that the history of the home, and the seller’s experiences in the home, would have influenced the marketability, and therefore, omitting these facts was unfair to the buyer.
Fast forward to 2019, there is not a specific section on seller disclosure forms for hauntings or ghostly sightings, but thanks to Stambovsky v. Ackley, sellers in many states are obligated by law to disclose things that affect a house’s marketability.
Ask Google about the history of the home
In 1991 when Mr. Stambovsky bought his haunted house, search engines didn’t exist. Today, we’re lucky enough to have things like Google which would have found the previous home owner’s stories in mere seconds. Search keywords like the address or town name, and words like “haunted” or “ghosts”, as well as “murder” or “news report” should help you start your dive into the history of the home.
Ask the neighbors and your agent
This is where nosey neighbors come in handy. When you find a place you’re serious about, contact the neighbors to see what they know about the home’s history. The same goes for your real estate agent; he or she can reach out to the listing agent to see if there is anything haunting you should know about prior to buying. While many states don’t require sellers to disclose paranormal activity or deaths in the home, if asked, all real estate agents must, by law, answer truthfully.

Or have you ever travelled and stayed in a pool house for your stay? Commonly referred to as “Mother-In-Law” units, homeowners use these as a way to fill the space in their home and gain residual income, either from vacationers or long-term tenants.
The official terms for these units are Additional Dwelling Units (ADU) or Detached Additional Dwelling Units (DADU’s), and are defined as extra spaces in homes and on properties where someone can live completely independent of the main house.
These units can be almost anywhere on the property, but they are usually located in the basement, in the backyard, or above the garage. They have their own bathroom and kitchen facilities, and sometimes they share laundry with the main house.

Depending on several factors, including the size of the unit, the market in the area, and other factors, each homeowner should decide which option they are more comfortable with. These decisions should be made before they list the unit for rent to best market to the right audience.
An obvious risk is that when you open your space to a stranger, there’s a possibility that things might end poorly. Either the tenants could turn out to be untrustworthy, or unreliable, leading to a financial burden.
To minimize the risks, it’s a good idea to use an application process to check backgrounds and employment history as a tool to get to know the potential tenant. Make sure to adhere to the National Fair Housing Laws and your local regulations.
Things to Consider:
- What are the shared spaces?
- Would you be comfortable sharing those spaces, and potentially appliances, with a new person each weekend, or would you rather get to know the long-term tenant who would use those on a consistent basis?
- Rooms like the kitchen can be great for those who want to get more interaction from their vacation renters. However, sharing one bathroom between the homeowners and the visitors can be uncomfortable and risky.
- Would you be okay with a long-term renter using your laundry facilities? What kind of access would they need to the house in order to use those machines?
- What is the size of the ADU/DADU?
- Is it truly a space where someone could live, or would it be too tight to fit all the necessary appliances?
- Does the unit adhere to your local housing codes as a livable space?
- How close are the units and what noise level are you comfortable with?
- As a long-term landlord, tenants have the right to quiet enjoyment without the landlord barging into their space or controlling their activities. If the unit is in the basement and the tenant has friends or family over, that noise could permeate into your unit in the late hours of the night. A way to prevent this is to be sure to layout quiet hours and expectations before they sign the lease or make an agreement so that you and the tenant are on the same page.
- The same goes for the rules in the vacation rental listing. Managing expectations is the first way to create a relationship with the tenants, even those there for the weekend.
- What improvements are required to make the unit livable?
- Do you need to add a kitchen or a bathroom? What are the costs associated with those improvements and would the market-rate rental prices make up for those improvements? You might not get your money back within the year, but if you’re dedicated to making the space worth it to rent it out over the next few years, these improvements, and financial obligations are necessary.
- If these initial investments aren’t viable for your situation, it might be a good idea to look at other options to earn rent from your home, including adding roommates with whom you’re willing to share all the common spaces.

But for renters, the challenge is a bit different. Despite limitations, it’s no less important to one’s well-being for a residence to convey a sense of ownership and self. Storage – Let’s be honest, rentals often lack sufficient storage place, and since custom cabinetry isn’t usually an option for renters, investing in some added storage is key.

Accessorize – A MUST when decorating your space are small items like pillows, throws, candles, books, and light fixtures… the only way to get a truly genuine space. These are easy ways to add your unique style that you can take with you from one place to the next.
Wall Art – Hanging art with hooks and nails can damage the walls, which might keep you from hanging art or photos on your walls, but when it comes down to it at move out, they’ll only take a few minutes to patch up when it comes time to move out. This doesn’t mean you have to hang an entire art gallery, but hanging one statement piece and placing the rest of the photos on a mantel or shelf can be all you need.
Again, ask your landlord before you add any holes in the home. When you’re touring, ask the landlord to keep the existing holes in the walls so you can use them, or ask if you can get the paint color information so you can patch and touch-up yourself, upon move-out.
Rugs – Last but not least, rugs: the peanut butter to your rental jelly. If there are scratched hardwood floors or stained carpets, you can cover those up easily with a throw rug, and prevent further damage as you live there.
Additionally, a rug is a great investment piece that will add your personal flavor to any space, plus they absorb noise and make a room feel comfy.

When is the Best Time to Plant Grass Seed?
Why Timing Matters
Grass grow fastest and strongest when your planting season aligns with the seeds’ natural periods of active growth. Just as with other kinds of plants in your landscape, lawn grasses vary in their growth cycles and regional climate preferences.
Cool-season grasses such as Kentucky bluegrass, perennial ryegrasses and tall fescues, including Kentucky 31 fescue, grow most vigorously during the cool temperatures of late summer and early fall. These grasses flourish across cooler northern climates and into the challenging “transition zone,” where cool and warm regions overlap.
Warm-season grasses, such as Bermudagrass, Bahiagrass, Centipede grass and Zoysia grass, peak in growth during the warmer temperatures of late spring and early summer. These grasses thrive in southern and western regions and up into the transition zone’s southern reaches.
Whether you grow cool- or warm-season grasses, timing your seeding to take advantage of your grass type’s natural periods of peak growth helps seed germinate and establish quickly. Your seed gets off to the best possible start and on track for both short- and long-term success.
Why Fall Is Best For Cool-Season Grasses
Several distinct advantages make fall the best time to plant cool-season grass seed. In early autumn, the soil is still warm from months of summer sun. This combination of warm soil, moderate day temperatures and cool evenings encourages fast germination and establishment of newly sown cool-season grass seed.
Cool-season grass seed germinates best when soil temperatures are between 50 and 65 degrees Fahrenheit. This roughly corresponds to daytime air temperatures in the 60 F to 75 F range. An inexpensive soil thermometer, available at most garden stores, can help eliminate the guesswork.
The farther north you live, the earlier cool fall temperatures and ideal planting time come. For example, Minnesotans in the Upper Midwest seed cool-season lawns from mid-August to mid-September.1 For transition-zone lawn owners in central and northern Arkansas, September and October are the best time for seeding cool-season lawns.2
As a general rule, plant cool-season grass seed at least 45 days before the estimated date of your first fall frost, before soil and air temperatures drop to less favorable levels. Your grasses will enjoy a full fall season, plus a second cool, growing season come spring. Your local county extension agent can help with advice on average frost dates and optimal timing for seeding lawns in your area.
Newly planted seed needs consistent soil moisture, and fall planting offers benefits on that front, too. Fall typically brings more precipitation, which lessens the chance that cool-season seeds may dry out, and reduces the need for extra watering on your part. Using premium drought-tolerant, water-conserving grass seed products, such as Pennington® Smart Seed® and Pennington® One Step Complete™, lowers the risk of problems even more.
The second best time to seed cool-season lawn grasses is in the spring, once soil and air temperatures warm back up to their optimal range. However, late-melting snows and early spring rains can keep soil cold and overly wet, giving early weeds an advantage. Grasses also have less time to settle in before higher temperatures inhibit germination and cool-season grass growth begins to slow.
Why Spring Is Best For Warm-Season Grasses
Warm-season grasses germinate best when soil temperatures are consistently in the 65 F to 70 F range. This generally corresponds to daytime air temperatures near 80 F or more. Planting in late spring and early summer gives warm-season grasses the advantage of warm soil and early seasonal rains, which help keep soil moisture available during germination and establishment.
As with cool-season grasses, best warm-season planting times vary by location. In California, mid-April to mid-May is prime time for seeding warm-season lawns.3 In central and southern Arkansas, lawn owners plan their warm-season grass seeding for late May through June.2 It’s tempting to get out and seed at the first hint of spring, but patience pays off. Wait until all danger of frost has passed and soil warms. Cold, wet soil is a recipe for poor germination, rotting seed and disease. Your county extension agent can help with expected frost dates and timely advice when unexpected weather conditions factor in.
As a general rule, warm-season grasses planted at least 90 days before the first fall frost have time to establish well before winter. These summer-loving grasses go dormant once temperatures drop near 55 degrees, so late-planted seedlings can’t prepare for what’s ahead. With proper timing, warm-season grass seed gets a natural boost from summer’s warmth and a full season of active growth and development before cooling temperatures bring on winter dormancy.
One exception to the spring seeding rule for warm-season lawns is when overseeding with a cool-season grass, such as perennial ryegrass, for temporary winter color. Do this in fall, once temperatures drop and warm-season lawns begin to go dormant and lose color.

Grass types and varieties vary in their natural germination speeds. For example, cool-season Kentucky bluegrass germination can take two to three times as long as tall fescue varieties. Similarly, warm-season Zoysia grass may take two to three times longer than Bermudagrass. In addition, many seed products include a mix of seed types that germinate at different speeds.
Whether you’re repairing bare spots, overseeding an existing lawn or starting from scratch, you can generally expect grass seedlings to emerge within seven to 21 days when grown under proper conditions. It may take another three to four weeks of growth before grass is long enough to mow. For fall-planted seed, this can mean waiting until spring for your first mowing. Some grasses, such as Zoysia grass, may need several months of growth to fully establish.

“Weekly home maintenance
Your weekly home maintenance ritual will be largely determined by the features of your home, but may include some of the following tasks:
- Give all your carpets a thorough vacuuming. Or, if you have hardwood floors, give them a good once-over with a large dust-mop.
- Plan to spend 30 minutes performing one small maintenance task in your yard, such as pruning a tree or shrub, painting a mailbox, or blowing leaves and debris from a garden path or sidewalk.
- Do some bathroom maintenance. Again, we’re talking about biting things off in small chunks here! Some examples:
- Pick a drain used by a person with long hair, and clean it out with a Zip-It tool.
- Spend some time repairing damaged tile grout in a shower or tub.
- Clean the mineral sediment out of a showerhead.
- Freshen up your garbage disposal. Run a tray of ice cubes through it, along with some baking soda or lemon rinds, and voila! It’ll be clean and fresh again.
- Clean the outside of all appliances and the inside of one appliance per week. For instance, if you clean out the refrigerator this week, run a cleaning tablet through your dishwasher next week, and wipe out your dryer the following week.
Monthly home maintenance
These are the projects we all know we should do regularly but often don’t get to. Just pick an afternoon, and go for it!
- Clean the range hood and filter. This is one of those areas that we often forget about, but if you don’t take care of it on a regular basis, it will become unmanageably greasy and dirty over time.
- Clean the furnace filter, and replace it if needed. This will help your furnace run efficiently, keeping utility bills down.
- Polish wood furniture, dust light fixtures and wipe down baseboards.
- Check your smoke and carbon monoxide detectors to make sure they’re functioning and don’t need new batteries. If you have a fire extinguisher, make sure it’s fully charged.
- Visually inspect the outside of your home for problems or issues, such as loose shingles, damaged siding, insect nests, or overgrown trees or shrubbery. Make a note to correct the problems!
Yearly home maintenance
Schedule these tasks in a way that makes sense to you. You can do them on a seasonal basis or just schedule one or two days per year to knock everything out.
Here are some bigger tasks to take on once a year:
- Clean and organize your garage, basement or attic. This is a maintenance task that everyone dreads doing, but it feels so good once it’s done! Plus, you’ll most likely discover some forgotten treasures to either donate to charity or sell online.
- Wash windows and window screens, and let the sunshine in! While this task is often done in the spring, you can do it any time of the year.
- Take on one major outdoor improvement project per year, and schedule a day or two to complete it. For example, you might want to install a fence, refinish a large deck, patch up an asphalt or concrete driveway, or install raised garden beds.
- Clean out gutters, check under the eaves, remove trees or shrubbery that are encroaching on your home, and install wire grates in any holes to keep pests out.
- Freshen up one room in your home. Pick any room, and give it a mini makeover. For instance, you can repaint it, switch curtains, move the furniture, and add plants and knickknacks to give it a whole new look. If you do this with one room per year, in a few years, your whole home will look terrific!
